Transfer Information

In Arizona, the most commonly used deed type is the "Special Warranty Deed."

Example: Property "A" is being sold for $250,000 total. $50,000 down payment and the remaining $200,000 will be seller financed.

Current Property Owner(s)

Provide the full name of the current owner listed on the property title. If the owner is an entity, provide the entity's legal name (i.e. ABC Corp.).
Provide the percentage of ownership. This value can be provided in either a percentage (i.e. 25%) or in fractional (i.e. 1/4) format.

Current Property Owner(s) - Name Change or Correction

Please provide the name as it currently appears on the property title. This is the old or incorrect legal name listed on the title.
Please provide the new or corrected legal name of the property owner.
Provide the percentage of ownership. This value can be provided in either a percentage (i.e. 25%) or in fractional (i.e. 1/4) format.

Divorce Transfer

In most divorces, the former spouse who loses the property is unwilling to voluntarily sign a transfer deed. However, some marriages end on good terms and the former spouse will voluntarily sign the deed transfer.

Special Note: Involuntary transfers made pursuant to a court order may accrue an additional fee because a copy of the court order must be filed along with the deed.

New Owner(s) Information

Example: John Doe (a single man) owns 100% of the property. John wants to add Nancy Thomas (a single woman) to the property title as a 50% joint owner. John will own 50% and Nancy Thomas will own 50%.
Example: John Doe is the son of Mary Doe.

Please provide your federal EIN/TIN. This is the identification number that the entity uses for the federal tax returns. (Format: 55-5555555)

Please provide the full legal name of the person in charge of your entity. This can be a corporate officer, business manager, partner, etc.

(i.e. if you own 100% of the property, do you also own 100% of the entity?)

Example: The Los Angeles Superior Court awarded John D. Doe (single man) 100% ownership of the property.

Please provide the name(s) of the trustee(s) of the living trust. Be sure to provide the full name of the trustee(s) as it appears in the trust agreement.


Example: Pursuant to the death of John Doe (father), the beneficiaries of the living trust are Robert Doe (a married man & son of John) as to a 25% ownership and Margaret Doe (a single woman & daughter of John) as to a 75% ownership.

Special Note

Effective January 1, 2018, the California Senate passed Senate Bill 2 which adds an additional $75.00 filing fee for each real estate related document filed. This fee is levied per property, per document title. Once we complete the title research, our team will notify you if there are any additional fees due. You will have an opportunity to cancel if you decide not to proceed. Most of the time, there are no additional fees due.

Certified Copy of Filing

A certified copy is an "official copy" issued by the government agency. The certified copy has a special stamp which certifies your filed documents as a "true and correct copy." We recommend that you purchase a certified copy for your own records.

There is an additional $35.00 fee for each certified copy. It is not required, but we recommend that you purchase one for your own records.
